Hollins Strategic Land have submitted a planning application that seeks outline permission for up to 22 dwellings within a 0.75ha (1.8 acres) site.
The site is underutilised urban fringe land within the northern suburbs of Preston City
and is well contained both physically and visually. The prevailing land use is residential. The site itself is heavily influenced by the urban character given its proximity to surrounding built development. Our Lady and St. Edward’s Catholic Primary School is located on the southern boundary of the site. To the west is our recently consented scheme for 70 dwellings (Planning Ref 06/2011/0630). The site effectively forms an extension to that permitted development.
The site is low quality vacant grazing land comprising of a field bounded by hedgerow and contained by the local road network and built development. Access is currently from Eastway (B6241).
