Hollins Strategic Land is promoting a 2.57 hectare site on the edge of the village of Broughton in Lancashire which is surrounded by existing and recently consented residential development. The site is excellently located within walking distance to local services including a primary and secondary school, food and retail outlets, leisure and healthcare. There is an excellent public transport network available to potential future residents, with a bus stop adjacent to the site providing direct services into Preston where further employment, services and facilities can be reached. The strategic road network around Broughton links the village to the surrounding urban areas of Preston, Blackpool and Blackburn and provides quick access onto the M55, which is less than half a mile away from the site.
An application has been submitted to respond to an identified localised need for up to 51 dwellings including affordable homes and a proportion of over 55’s housing and self-build plots. The proposals also provide public open space in excess of the local requirements, high quality landscaping and green infrastructure, and a demonstrable biodiversity net gain of over 33% for habitats and 10% for hedgerows. Development of the site would support the vitality of the settlement whilst retaining local character and distinctiveness.
The site is being promoted through the Preston Local Plan. HSL is looking forward to working with key stakeholders to bring this site forward for development.
