Moulton, Northamptonshire

Scale: Up to 50 dwellings


In partnership with Grasmere Strategic Land, we are promoting a 2.3 hectare site on the edge of the village of Moulton in Northamptonshire. The site is excellently located within walking distance to local services including schools, food and retail outlets, leisure and healthcare. There is an excellent public transport network available to potential future residents, with a bus stop within walking distance to the site providing direct services into Northamptonshire and Kettering where further employment, services and facilities can be reached. The strategic road network around Broughton links the village to the surrounding urban areas of Northampton and Daventry and provides quick access onto the M1, which is less than 7 miles away from the site.

Our work to date suggests up to 50 homes can be achieved alongside public open space, high quality landscaping and green infrastructure, and a demonstrable biodiversity net gain. Development of the site would support the vitality of the settlement whilst retaining local character and distinctiveness.

The site is being promoted through the West Northamptonshire Strategic Plan. The site would have limited impacts on landscape owing to its well contained nature and can be delivered very quickly in the early part of the Plan. HSL is looking forward to working with key stakeholders to bring this site forward for development.
